Real Estate Transaction Senior Manager

Job Summary:

This position will act as the key individual for executing data center lease and sale transactions in their region for a growing global data center company. They will oversee activities relating to management of an existing portfolio of office and data center properties and site acquisitions related to new development opportunities.

Responsibilities

Inventory Planning and Capex Forecasting

• Provides direction for valuation analyses
• Leads analysis for various land acquisition projects and lease negotiations
• Identifies research needs on real estate and data center market in various metros
• Responsible for the inventory roadmap of each metro
• Provides input into the real estate strategy for each metro and supports capex forecast on planned developments

Real Estate Acquisition

• Leads asset acquisitions
• Responsible for identifying and managing multiple site searches, ranging in scale from small offices to large data center buildings and greenfield sites
• Oversees program delivery of multiple related projects required for a specific business functional strategy

Permitting

• Oversees land and power permitting approvals with local authorities to support development of data centers

Asset Review

• Aids in development of asset management strategies including expansion, contraction, disposition and reconfiguration of properties

Lease Management

• Directs due diligence efforts for real estate transactions
• Oversees new lease abstracting, quarterly reporting of real estate activity with Finance and compliance with REIT requirements

Project and Program Management

• Will mentor junior project/program team members in project management

Stakeholder Management

• Manages real estate transaction reviews with internal and external legal counsel
• Proactively interfaces with internal operations colleagues to identify real estate needs
• Manages real estate related cross-functional projects with internal and external colleagues

Qualifications

• Bachelor's degree in Real Estate, Finance, or Accounting required
• 7+ years of experience at a national brokerage firm, investment bank or real estate investment firm preferred (experience within data center environment a plus)
• Real Estate License preferred
